口コミ: 「入居後すぐにエアコンが水漏れしましたが、ローカルオーナーは『RM200以下の修理はテナント負担だ』と言って取り合ってくれませんでした。契約書（Tenancy Agreement）のマイナーリペア条項を楯に揉めました。」
Tips: マレーシアのコンドミニアム契約では「マイナーリペア条項（RM150〜200以下は借主負担）」が一般的です。ただし「入居後30日間の初期不良」は全額オーナー負担とする特約を契約時に必ず交渉してください。
2見学時には気づかない「騒音」問題
口コミ: 「モスクからのアザーン（お祈りの声）は覚悟していましたが、真下にあるローカルレストランの深夜のカラオケ騒音と排気口のニオイがここまで酷いとは、昼間の内見では気づきませんでした。」
Tips: 低層階（Level 10以下）を検討する場合、必ず「金曜の夜」か「週末の夕方」に周辺環境を確認してください。また、ユニットの向きが高速道路やモスクにどう面しているかのチェックも必須です。

口コミ: 「2年契約を満了して退去する際、壁のちょっとした汚れや家具の自然劣化（Wear and Tear）を理由に、デポジット2.5ヶ月分の中からRM3,000も不当に引かれました。」
Tips: 入居時のインベントリチェック（状態確認）で証拠写真を100枚以上撮影し、最初に見つけた傷や汚れは全てオーナー側のエージェントに日付入りで提出・共有しておくことが唯一の自衛策です。
